The question of cost is tough to answer initially because kitchen remodels contain many complex variables and options. It’s difficult to know the exact cost until you’ve worked through the design process to establish exactly what you want and what is required to bring your new kitchen to life. It’s important to remember that any estimate or range you receive for your kitchen or any other space you are considering remodeling, is just that; an estimate. Prices can (and often do) vary drastically depending on your material selections, the scope of work, the process behind the team you partner with, and many other factors. And until every single detail is designed, specified (think flooring, backsplash, appliances, cabinetry, hardware, lighting), and priced by each and every industry professional involved (think demo, carpentry, framing, plumbing, electrical, drywall, paint, installation, etc.), a real project estimate will not be 100% accurate. Most kitchen remodels in the Midwest will range from $40,000 – $250,000+ in 2023, and while this range is wide, there is good reason for it.

WHAT ARE THE 3 TYPES OF KITCHEN REMODELS?

There are three general categories that fit with a kitchen remodel: cosmetic refresh, pull & replace, and a full custom kitchen remodel. Each of these represents a different scope of work, customization, and investment ranges.

Most cosmetic kitchen remodels cost around $40,000-$80,000 upfront. Pull-and-replace kitchen remodels run between $80,000-$130,000 upfront. Full custom kitchen remodels cost around $130,000-$250,000+ upfront.

HOW MUCH DOES A COSMETIC KITCHEN REFRESH COST?

Most cosmetic kitchen refreshes cost between $40,000 – $80,000 to complete.

If you’re looking to purely change the aesthetics of your kitchen, this is the remodel for you. These minor remodels aren’t invasive, are less expensive, and have the highest ROI in terms of dollars spent. A kitchen facelift might include cabinet repainting, new hardware or fixtures, and updating countertops or floors.

HOW MUCH DOES A PULL-AND-REPLACE KITCHEN COST?

Most pull-and-replace kitchens cost $60,000 – &130,000 to complete.

The “pull and replace” kitchen remodel is a solid middle ground between cost and customization. Everything in the kitchen is removed and replaced with no layout changes. This means no major electrical, structural, or plumbing changes to the layout. It allows you to get brand-new cabinets, flooring, fixtures, and appliances, which is a good option if your existing kitchen layout is ideal for your needs.

HOW MUCH DOES A FULL CUSTOM KITCHEN REMODEL COST?

Most full custom kitchen remodels cost around $130,000 – $250,000+ to complete.

If you’re ready to invest in your absolute dream kitchen and aren’t as concerned with the price tag, a full custom kitchen may be the best fit for you.

While these large-scale kitchen remodels take the longest to plan and complete (and have the lowest ROI compared to the other categories), there really is nothing like having a kitchen perfectly complete with all your wants and needs. 

Full custom kitchens typically include major layout reworking of rooms, cabinets and appliances. There are more materials, electrical, plumbing, and specialty trades necessary because of this. Walls may be taken out, or major structural elements of the home changed. Sometimes a bump out of exterior walls is needed to achieve a better design with more space. Many full custom kitchen remodels bleed over into other areas of the first floor and include flooring throughout, extend into the foyer and often include stairs and millwork, and may even include other spaces like family rooms, powder rooms, and laundry/drop zones. If you have a specific vision for your remodeled kitchen and are set on a complete overhaul, a fully custom remodeled kitchen is your best option.

HOW MUCH RESALE VALUE DOES A KITCHEN REMODEL ADD?

While many of our clients remodel with the main goal of creating long-term spaces to enjoy, eventual resale value is a smart thing to consider as you plan your project. Remodeler Magazine’s Cost Vs Value Report found that kitchen remodels in Chicagoland can add between 30%-70% of the total investment to the home’s value by year-end, depending on the scope.

WHAT INCREASES THE COST OF A KITCHEN REMODEL?

There are many, many elements that go into the total cost of a kitchen remodel. While every inch of your kitchen adds a piece to the “remodeling pie”, there are a few common factors that will tend to elevate the total cost of your kitchen remodel.

Moving walls tends to have a domino-like effect requiring changes to other areas such as flooring, millwork, mechanicals, and finishes. Load-bearing walls are more labor-intensive, often requiring engineering and added care to ensure your home’s structure is unaffected by the wall removal.

SKILLED LABOR: The more complex your project is, the more skilled labor is required. For example, moving your appliances (like your stove) or sink requires more extensive electrical and plumbing, which typically is required to be completed by a licensed expert. The complexity of cabinetry details and millwork such as crown moldings and wainscoting may require the skills of a more talented carpenter team.

APPLIANCE SELECTION: Appliances are like cars. There are literally hundreds of makes and models to choose from. Depending on how important cooking is to you often determines the desire for upgraded appliances that can take a full kitchen appliance package earily from the $10,000 basics to $1000,000 in seconds! Most kitchen appliance packages fall somewhere in between that range but you get the idea.

TILE SELECTION: The choice of your backsplash, along with how much is needed, can greatly increase the cost of your remodel, especially if you select a specialty tile.

What Causes Water Stains?

Simply put, water causes water stains. However, it isn’t the H20 that’s the problem. The culprit is what’s being carried in the water: calcium, magnesium, and iron. These elements love to stick to everything they can, especially your damp bathroom. 

Iron causes rust below faucets. Calcium and magnesium create a white crust in your sink and tub. And soap scum is created when calcium and magnesium mix together with the chemicals in your favorite soap and your own body oils.

There’s nothing you can do to remove these elements from your water. Some filters can remove a small amount, but nothing has been able to filter water well enough to cut down on them significantly.

Which Cleaners Should You Use?

The key to getting rid of tough stains is using the right product. You shouldn’t be using elbow grease. The product you use should do the work for you and wipe away clean.

Each product you buy is tailored to a specific kind of stain. Some all-purpose cleaners will get the majority of stains, but you’ll need something special for the toughest ones. You’ll come across five types of common cleaning chemicals when looking for the right product: alkalis, solvents, disinfectants, acids, and surfactants.

Alkalis will take care of acidic fats and oils, including dirt and body oils. Surfactants make sure the cleaner reaches all the cracks and pores of the surface. Solvents are meant to clean oil and grease by dissolving them. Acids are meant for tough stains, like limescale, soap deposits, and rust.

Once you’ve gotten rid of the stains, you can use a disinfectant to kill bacteria and germs that cause odors and diseases. Be sure to check the label of each product to make sure it is safe to use on the surface you are cleaning.

Some of the most commonly used cleaners are Santeen De-Limer & Toilet Bowl Cleaner, The Works Toilet Bowl Cleaner, Comet Bathroom Spray, Scrubbing Bubbles with Bleach, and Lime-A-Way.

Keep all of your cleaning products and tools together to make sure you’re always prepared. Hunting for the right cleaner is likely to frustrate you and delay a necessary cleaning.

Guide to Cleaning Water Stains

Regular cleaning is the only way to avoid tough stains. Here are a few of the most common stains and how to clean them if you’ve let it get out of control.

How to Clean Faucet Scales

You’ll need a product like Lime-A-Way to get rid of these stains if you’ve let them build up for more than a week or two. If you keep up with weekly cleaning, all-purpose cleaners should work fine.

You should be able to clean your faucet just fine, but the aerator screen could give you some trouble. If a good scrubbing with a toothbrush doesn’t cut it, unscrew the spout tip and soak it overnight in vinegar. Scrub it again with a toothbrush, and it should be nice and clean.

How to Remove Rust From a Toilet

Normally when you clean a toilet bowl, you just add the product to the water and bowl and scrub. When you have rust in your toilet, you need to completely empty the bowl of water.

You can do this by closing the water shutoff valve by turning it clockwise. Flush the toilet and plunge as much water down the drain as you can. 

You’ll need a product with hydrochloric acid (also called hydrogen chloride, HCL, or muriatic acid), like The Works Toilet Bowl Cleaner or Santeen De-Limer & Toilet Bowl Cleaner. 

Don’t use bleach! It will set the stain. If mixed with acidic cleaners, it can also create deadly vapors.

Use a brush with nylon bristles that won’t scratch the bowl and brush slowly so the chemicals don’t make their way out of the bowl and onto the floor. The chemicals can damage your floor and other items in the bathroom.

Flush and rinse the bowl and clean up any spills. Now you’re done!

How to Clean Soap Scum on Tiles

Tile floors and walls have a lot of cracks and crevices that dirt, grime, and soap scum can find their way into. Luckily, there are many safe, easy products that can reach every spot.

In this case, bleach is your best option. Just make sure you’re not mixing any other products with it. It does a great job on soap scum and mildew.

Coat the whole surface and let the product sit for five to 10 minutes. Grab your nylon scrubber again (after rinsing it thoroughly) and lightly scrub the surface. If one application doesn’t cut it, reapply and try again.

You might need to use a toothbrush or grout brush to get in all the cracks. Once you’ve cleaned every crevice, rinse the surface and squeegee it clean. Make sure you remove all the water to cut down on more buildup.

Tips to Shorten Cleaning Time

The best thing you can do to reduce the cleaning time is to clean your bathroom every week. Don’t let the mess build up so much that it becomes a headache. It’s better to be proactive than to put it off.

Brush your toilet bowl each day without any cleaner. This will make it easier to clean at the end of the week. Also, always close the lid when flushing.

If you have time, squeegee water off shower walls after each shower. Removing the water removes the stain-causing elements. 

You can also wipe down fixtures daily and use liquid soap instead of solid soap to cut down on soap scum. This applies to both the shower and sink.
